A CMMS — computerized maintenance management system — is where facility work either becomes accountable or disappears. Ours is built in-house, runs every Levaru building, and is included with the service. No licenses, no per-seat fees, no "module" upsells.

Every request becomes a tracked work order: who, what, where, when. Technicians attach photos at completion, so "done" means you can see it done. History stays attached to the building and the asset forever.

Major equipment gets a QR tag tied to its full service record: model, install notes, every work order, every photo. New technicians stop guessing; owners doing a site walk get instant answers.

PM tasks generate automatically from each asset's schedule — filter changes, coil cleanings, inspections — and show up as work orders with checklists. Skipped PM is visible immediately, not at renewal time.

Generic CMMS products are built for maintenance departments, not building owners. They bury photos, they don't connect to floor plans, and nobody gives the owner a login. We wanted the opposite: a system where the owner's view is the point.

That's why work orders link to positions on your floor plan, why the same platform hosts your 3D walkthroughs and 360° documentation, and why it powers our preventive maintenance programs instead of a spreadsheet.

And it's your data, not our leverage: work-order history, asset registers, and your building's captures export and hand over in full if we ever part ways. A platform this central to the relationship only works if leaving with your records is never in question.

CMMS platform — common questions

Do I have to buy CMMS software to work with Levaru?

No. The platform is part of the service, not a separate product. Every facility management and property management engagement includes portal access for your team at no additional license cost. You get the visibility; we handle the software.

Can my tenants submit maintenance requests directly?

Yes. Tenants can submit requests through the portal with photos and a location. Requests are triaged against your service levels, converted to work orders, and both the tenant and your team can watch status from submission to photo-verified completion.

What are the QR asset tags for?

Each major asset — rooftop units, pumps, panels, water heaters — gets a QR tag linked to its service record. A technician scans the tag and sees the full history before touching the equipment; you can scan the same tag during a site visit and see everything we know about that asset.

Can I export my building data if we part ways?

Yes. It is your building and your data. Work-order history, asset records, and documentation captured during the engagement can be exported in standard formats on request.
