360° walkthroughs: a virtual tour of each floor, in your browser
A 360° walkthrough is a virtual building tour made from 360° photos. We capture each floor with a 360° camera, place the photos on the building's floor plan, and publish the tour to your client portal. It opens in a normal web browser, with no app, plugin or headset. Click to step from point to point, look in any direction, and follow your position and heading on a floor-plan minimap.

On a short call, we explain how a tour of your building would be made and used: how we capture each floor, how the photos are placed on your floor plan, and how a viewer clicks from point to point, looks in any direction and follows their position on the plan, all in a normal browser. No app, no headset. We also cover who sees what: your portal seats, and anyone we send a share link to, use the same viewer, with restricted areas locked.

How it is made
How is a 360° walkthrough made?
There is no scanning rig and no processing step. We schedule capture with your property team so occupied floors are disturbed as little as possible. Every engagement includes these five steps for each floor:
Step 01
Floor plan
We upload your floor plan, or draw one in the platform if no usable drawing exists, and calibrate it.
Step 02
Capture
A Levaru team member walks each floor with a 360° camera and takes a 360° photo at points along corridors and in rooms.
Step 03
Placement
We place each photo by hand on the floor plan, at the spot where it was taken, and link neighboring points so you can step between them.
Step 04
Restrictions
We mark sensitive areas, such as server rooms or security offices, so that by default only Levaru staff can enter them in the tour.
Step 05
Publish
The tour goes live in your client portal. Once it is published, we can create share links for outside parties.

Who uses a virtual building tour?
Anyone who needs to see the building but is not standing in it: owners and asset managers in another city, brokers and prospects, lenders and insurers, and contractors pricing work.
Answer questions without a site visit
Finishes, layouts, what's actually in that storage room: open the tour instead of scheduling a trip. Remote owners and asset managers see the condition of the floor as it was captured, not a photo deck from years ago.
Show space to prospects
We can send prospects an expiring link so they can look around before the broker tour. Out-of-market decision-makers can walk the space from their desk. It complements our landlord representation listings.
Scope work remotely
Contractors can look before they bid, which can save a second site visit. Insurance adjusters and lenders get an expiring, view-only link, and sensitive areas stay off limits.
Keep a dated record
Each tour is a record of the building's condition, showing the date it was published, alongside your 360° documentation and work-order history in the client portal.
Access
Who can see which parts of the tour?
We mark sensitive areas once. They stay visible on the floor plan, but outside viewers and share-link guests cannot enter them. The server enforces this: the photos of a restricted area are never sent to their browser.
By default, your own portal seats get the same restricted view, and only Levaru staff see the full tour. A restricted area is open to all non-staff viewers or to none of them. You cannot open a room to your own team while keeping it closed to share-link guests.
Asset pins inside a tour are a staff tool. Owner seats and guests see the photos and the floor plan without them.
Sharing
How do share links work?
- A Levaru manager creates the link when you ask for one.
- It expires after a period you choose, from 1 to 365 days.
- It is view-only and needs no login or account.
- It works only for a published tour.
- Restricted areas stay locked for the guest.
- We can revoke it at any time.
Navigation
Click to step between capture points, look in any direction, and see your position and heading on a floor-plan minimap. Moving between points is a short fade from one photo to the next, not video.
Sharing
Expiring, view-only share links for outside parties — no accounts needed. Links work only for published tours, and we can revoke one at any time.
Access control
Restricted areas enforced server-side: visible on the plan, not enterable for outside viewers or share-link guests.

How does this compare with hiring a separate 360 virtual tour service?
A separate tour vendor usually means a one-off shoot, a tour hosted on the vendor's platform, and a fee for each new capture. That can work well for a single listing. A specialist may also offer marketing features that an operations record does not need. If a listing tour is all you want, that may be the better buy.
Our 360° virtual tour of your commercial building is built for running the building. It is included with management, captured by the team that maintains the building, and kept next to the work orders, asset records and 360° documentation for the same floors. Areas we mark as sensitive stay locked for outside viewers, and share links expire.
The limits, stated plainly: a tour is a set of still photos from the day of capture, so it ages as the building changes, and we re-capture after significant changes. Can access be restricted for sensitive areas?
Yes. We mark areas such as server rooms, security offices or executive suites once. They stay visible on the floor plan, but outside viewers and share-link guests cannot enter them, and the server enforces this. By default your own portal seats get the same restricted view; only Levaru staff see the full tour.
How often is the walkthrough updated?
After significant changes, such as tenant build-outs, capital projects or reconfigurations, and on any periodic schedule set in your service agreement. A tour shows the building as it was when it was captured.
When will my building have a tour?
Every engagement includes a 360° walkthrough of each floor. We capture it after we take over the building and publish it to your client portal. Before then, we can explain on a short call how capture, the floor-plan view and share links will work for your building.
