Buildings change constantly and nobody remembers exactly when. 360° documentation is our discipline of capturing the spaces that matter — mechanical rooms, roofs, risers, tenant suites — as dated, panoramic records you can stand inside months or years later.

When Levaru takes over a building we document its condition first — every mechanical space, the roof, common areas. Day-one condition stops being a matter of opinion, for you and for us.

Before / after tenant spaces

Suites are captured at move-out and after tenant improvements. Damage negotiations and punch-list disputes end faster when both sides look at the same dated record.

Claims evidence

After a leak, storm, or failure, the affected areas are captured before and after remediation. Paired with photo-verified work orders from the CMMS, your insurance file assembles itself.

Engineers and contractors scope from the captures instead of repeat site visits. Condition over time becomes visible, which sharpens capital planning conversations.

How is 360° documentation different from a 3D walkthrough?

A 3D walkthrough is a navigable model of whole floors. 360° documentation is targeted capture of specific spaces — mechanical rooms, roofs, risers, tenant suites — at specific moments. Walkthroughs answer "what does the floor look like"; 360° documentation answers "what was the exact condition of this space on this date".

When do you capture 360° documentation?

At onboarding (baseline condition), before and after tenant turnovers and capital projects, after significant incidents like leaks or storm damage, and on a periodic schedule for critical spaces. Every capture is dated and attached to the building record.

Why does dated visual documentation matter for owners?

Because condition disputes are settled by evidence. Move-out damage negotiations, insurance claims, warranty disagreements with contractors, and CAM disputes all get shorter when there is a time-stamped visual record of the space before and after.

Who can see the documentation?

You and the people you authorize, through the client portal. Captures of sensitive spaces follow the same role-based access rules as the rest of the platform, and you can grant outside parties temporary access when a claim or project requires it.
