Working with Levaru

How quickly can Levaru take over management of a building?

A typical transition runs two to four weeks from signed agreement to day-one operations, depending on building size and how much documentation exists. We use that window to walk the property, capture baseline 360° documentation, tag major assets, load preventive maintenance schedules, and meet tenants. Urgent situations — a departing manager, a building in distress — can be stabilized faster with an interim scope while the full transition runs.

What happens after I request a proposal?

We schedule a call to understand the building and what is not working, then walk the property with you. Within days you receive a written scope and price built around what we actually saw, not a boilerplate rate card. There is no fee for the site visit or the proposal, and no obligation attached to either.

We already have a facility management company. How painful is switching?

Less painful than living with a provider you no longer trust. We handle the mechanics: vendor notifications, key and access transfers, records requests from the outgoing firm, and tenant communication. Because we document everything we find during onboarding, you also get an honest baseline of the building's condition — which often explains the problems that made you switch.

Does Levaru self-perform work or subcontract it?

Both, deliberately. Routine maintenance and building operations are handled by our own people; licensed specialty trades and large scopes are delivered through vetted subcontractors that we manage, schedule, and quality-check. Either way there is one accountable party — us — and every task lands in the same work-order system with the same photo documentation.

Can you provide a certificate of insurance (COI)?

Yes. We provide a certificate of insurance naming your entity as certificate holder on request — before contract signature if your procurement process needs it. The same standard runs downstream: every subcontractor who works in a client building must have a current COI on file with us before they set foot on site, and we track expirations so coverage never quietly lapses mid-contract.

What are your response times for work orders and emergencies?

Emergencies are dispatched immediately, around the clock — a burst pipe at 2 a.m. gets a live person and a crew, not a voicemail. Routine work orders are triaged and scheduled the same business day they come in. Response and completion targets for each priority level are written into your contract as service levels, and the client portal shows you the actuals: when each work order was opened, responded to, and closed, with photos. You never have to take our word for how fast we are — the timestamps are yours to inspect.

Services & coverage

Do you take on single buildings, or only portfolios?

Single buildings are welcome. Much of our work starts with one property whose owner wants better visibility, and grows from there. The service model and the technology platform are the same whether we manage one building or twenty — every property gets documented, tagged, and scheduled the same way.

What types of buildings does Levaru manage?

Commercial properties across the DMV: office buildings, retail and shopping centers, industrial and warehouse space, medical office buildings, and community associations. If your asset type is not listed, ask — the disciplines transfer, and we will tell you honestly if a building is outside our lane.

Where does Levaru operate?

We are headquartered in Alexandria, Virginia and work across the DMV: Northern Virginia (Alexandria, Arlington, Fairfax, Tysons and surrounding cities), Washington DC, and Maryland (Bethesda, Rockville, Baltimore and the corridors between). If your building sits elsewhere in Virginia, DC, or Maryland, get in touch — coverage is expanding.

Pricing & contracts

How does Levaru price its services?

It depends on the service. Facility management is typically a fixed monthly fee scoped to the building's systems and service levels; property management is usually a percentage of collected revenue or a flat monthly fee; projects are priced per engagement. Every proposal itemizes what is included, and the technology platform is part of the service rather than a line item.

What contract length do you require?

Annual agreements are standard for ongoing management because good preventive maintenance is planned in yearly cycles. We do not believe in trapping clients: agreements carry reasonable termination provisions, and your building's data — work-order history, asset records, documentation — is yours to take if you leave.

Is the technology platform an extra cost?

No. The client portal, work-order system, QR asset tags, 360° documentation, and 3D walkthroughs are included with Levaru management services. There are no software licenses, per-seat fees, or modules to buy. We built the platform to run our own operations well; giving you full visibility into it costs us nothing extra, so it costs you nothing extra.

Is there a minimum building size or contract value?

No hard minimum. Our sweet spot is mid-size commercial buildings and portfolios — the properties national firms quote reluctantly and serve distractedly — but we scope each engagement from the building itself. A small property with real operational needs is a better fit than a large one that only wants a nameplate. If we're honestly not the right size match, we'll say so on the first call and point you somewhere sensible.

Technology & the digital twin

What do you mean by a "digital twin" of my building?

A living digital copy of the property: browser-based 3D walkthroughs of each floor, an interactive floor plan, 360° captures of key spaces, and every asset and work order pinned to the building record. Instead of asking what condition the building is in, you open it and look — from any device, anywhere.

Who can see my building's walkthroughs and data?

Only people you authorize. Access is role-based: your team sees what you grant them, tenants see only their own requests, and outside parties get expiring view-only links you can revoke. Sensitive areas can be restricted so they stay visible on the floor plan but cannot be entered in the 3D view by outside viewers.

We already use a CMMS. Can you work with it?

Usually the practical answer is to run your buildings on our platform, because our field teams, preventive maintenance schedules, and photo documentation live there. If your organization must keep its own system of record, we can typically provide exports and periodic reporting that feed it. Raise it during scoping and we will design the data flow before day one.

What happens to my building data if we part ways?

It leaves with you. Your work-order history, asset registers, service records, and documents export in standard formats, and the 360° captures and floor documentation of your building are handed over at offboarding. We don't hold building data hostage to keep a contract — the platform is how we work, not a lock-in mechanism. Owners have enough switching costs in this industry without their own maintenance history becoming one of them.
